PRICING:

Pricing real estate takes more than looking at similar homes and guessing what the value should be and where it should be priced. You would hate to list with the wrong agent and severely underprice your home leaving ten’s of thousands of dollars on the able. Simultaneously if you over price your home you may sit on the market stigmatizing your property resulting in buyer’s being more motivated to undercut your price drastically, again leaving ten’s of thousands on the table. I am highly trained in market analysis and will carefully select comparable sales and then apply both qualitative and quantitative adjustments to find the real value of your home using the exact methodologies an appraiser uses. I will then recommend a list price based on current market trends always with the goal of accomplishing your goals and putting the most dollars in your pocket.

EXPOSURE:

Exposure is all about how many eyes are we going to get on your home. I will syndicate your listing to thousands of websites including Zillow, Realtor.comHomes.com and every other real estate website you can think of. I will also roll out a marketing plan specific to your home which will include exposure tactics such as Grand Open Houses, Social Media Advertising, Email Marketing Campaigns, Canvasing (Flyering), and Direct Mail Campaigns, all ensuring your home is top of mind to buyer’s in the area. 

PRESENTATION:

Presentation is all about making sure the thousands of eyes on your home will be attracted to it enough to come and see it and write an offer. Prior to coming to market I will personally walk through your house and perform a cost benefit analysis on staging tactics and recommended repairs.
